Marketing
Our let only marketing goes above and beyond other agents in the area, we offer sales standards of marketing on all of our lettings properties, ensuring your property gets the maximum amount of exposure and you get the maximum return on your investment.
Our let only service includes the full advertising of your property on our own website, rightmove, Zoopla and promotion across our highly followed social media channels.
Your marketing includes:
• Professionally edited photos
• Floorplans
• An interactive virtual tour through the industry leading provider matterport
• To Let advertising board
If required we are also happy to show prospective tenants around your property
Administration Included
Our property management partners are an ARLA trained professional administration and legal team who will validate offers, process references, prepare tenancy agreements and more.
Administrative tasks included:
• Validate the tenancy start date, particulars and terms of your offers by email to all parties
• Collect refundable Holding Monies from the applicant
• Arrange and expedite applicant’s references
• Prepare an invoice for the initial rent, tenancy deposit and fees
• Draft the Tenancy Agreement for signature
• Prepare prescribed information for issue to the tenant for the relevant Tenancy Deposit scheme
• Collect all funds due
• Register the Tenancy Deposit with a government approved scheme
• Arrange deposit registration certificates for landlord and tenant
• Provide the landlord with a statement of rental income & expenditure.
The following processes are in addition to the Let-Only service:
• Subject to tenant reference status, provide optional legal and rent protection cover for landlords
• Establish a process of rent collection with the tenant
• Collect and administrate rent collection
• Provide monthly rental income statements for landlords to access via our property management portal.
• Transfer cleared monthly rental income funds to landlords designated account
• Execute same-day late payment procedures with follow-on formal pursuit at 7 & 14 days
• Landlords subscribing to the Let & Rent Collection services are offered the opportunity for us to serve notice to terminate a tenancy - Additional fees apply.
